How many people live there?
Campus Village has 690 beds and will house students as well as on-site management staff.
Will you send me a bill each month for rent?
We do not send out billings each month for rent. All residents have the ability to create an online, secure account through resident portal. Residents also have the ability to set up a re-occurring payment through their resident portal. Please contact the office if you have questions on your online account, or how to create a profile.
If I am over 21, do I need to have a guarantor?
You MUST have a Guarantor sign the lease agreement, regardless of student age. If you cannot provide a guarantor, you will be required to pay the first installment in addition to a security deposit equal to one installment (see your lease copy for installment amount). This deposit will remain as a deposit until the lease has been fulfilled. This deposit cannot be used to cover any installment amount or any other charges (including base rent, dining, parking, keys, cleaning, damages, or any other fees associated on your account).

What size are the beds?
The beds are extra-long twin size in the 2 Bedroom, 2 Bathroom, Double Occupancy apartments/suites. All other apartments/suites have an 80 inch full/double sized bed.
Can additional furniture be brought into the apartment?
Additional furniture can be brought in. The furniture included in the apartment MUST stay in the apartment as we have no place to store excess furniture.
What do I need to hook up my computer to the internet?
We provide internet connections in each apartment for the residents. All you need to provide is an Ethernet cord.
Can I pay my bill with a credit card? Is there an extra charge?
Yes, however, we charge service fees.
Do I have to have a meal plan?
Beginning fall 2010, dining plans are only required for UC Denver Freshman. ALL UC Denver Freshman will be required to choose either the Broncos Plan or the Nuggets Plan. All other residents have the option to choose any plan or opt out of the meal plans. The weekly allotted “all you care to eat” meals must be used within the week or they will be forfeited. Although non-refundable and non-transferable, unused flex spending balances can be carried over from month to month through the term of the lease. Any unused credit balance at the end of the lease term will be forfeited.
When do I put down a deposit?
We do not have a deposit, but when you turn in your application we require that you provide us with the application fee $25 (non-refundable), community activities fee $25 (non-refundable) and a service fee of $100 (non-refundable) at that time.
What utilities are included in my rent?
Rent includes: fully furnished apartment, internet service, cable television, electricity, water, sewage and trash.
Is parking available?
Yes, we offer parking on site and in an overflow lot at Campus Village. Parking is $90 per installment* for the paved lot and $80 for the overflow lot and is first come first served for prime spaces. *You can choose 10 or 12 installments depending on the unit type
Can I request an apartment or roommates?
Yes, but a request does not guarantee a roommate or an apartment. We do our best to match roommates, but their contracts must be the same along with other requests (themed living, etc.) You may request a roommate and apartment when you fill out your lease.
When can I move in?
Move in is August 18, 2010. You will be sent a schedule for specific times to move in.
How close to campus are you?
We are adjacent to campus.
What is the cost?

Can I use my financial aid?
You should review any documentation concerning grants, loans or scholarships with your parents and the financial aid office. Most loans that would cover on-campus housing should cover Campus Village at Auraria Student Apartments. It is ultimately up to you to do the research.
What types of leases are available?
We offer twelve installment leases (August 18-July 31) as well as academic (10 installments) year leases (August 18-May 15).
What types of apartments/rooms are available?
A variety of floor plans from studio to four bedrooms and two bathrooms are available. See our sales office for more information.
What's the parking situation?
We have a parking lot on site plus additional spaces available in an overflow lot on campus. Parking is $80-$90 per month, which is a great deal on campus. Most Auraria students pay $100-$150 now for parking that's not available 24/7.
Can a guest stay overnight with me even if he/she doesn’t live at Campus Village?
That's up to you and your roommates! However, that person can't just move in. Guests are only permitted in your room for two consecutive nights.
Do you have any rules about smoking?
Campus Village is a non-smoking facility, including the outside courtyards. You can smoke on the perimeter of the building but it's not permitted within the gated facility. If caught smoking it is a $150 fine, doubling in price each time thereafter.
Is alcohol allowed on the property?
If you're 21 or older, you may consume alcohol in your apartment but not in common areas. No one under 21 may consume alcohol on the premises. In addition to creating a fun environment, the Campus Village staff living on-site is there to enforce rules and create a safe environment. We expect all residents to obey the law and, if there are violations, leases may be terminated and the violations may be reported to the university or college.
What if my roommate leaves part way through the year? Will I be responsible for his/her share of the rent?
Individual leases protect residents from situations like this. You are in no way responsible for the lease your roommate(s) signed. If your roommate is unable to complete his or her lease term, you will not be affected.
If my roommate leaves part way through the year, will you fill that space or can I bring in a friend?
If you have someone lined up to live with you, that's fine. If we have a waiting list of students for the facility, we'll assign someone to live with you.
Are there curfews?
There are no curfews at Campus Village.
What if I don't like my roommate? Can I switch?
When you sign up for Campus Village, we will ask you to complete a questionnaire on lifestyles, study habits and interests. We will use that information to match up students, trying to ensure that you are placed with someone who will be compatible with you. Of course, we recognize that won't always work. When it doesn't, we'll do our best to accommodate requests for roommate reassignments, but we can't promise we'll always be able to do so. And, there will be a $200 fee for transferring.
May I paint my room?
No. See lease agreement.
May I put up my own curtains or blinds?
All units are furnished with mini-blinds that must remain in place. Curtains can be added with tension rods only.
Can I store my bike in my room?
Yes, but you can't mount a storage rack on the ceiling. We also have bike storage on-site, both inside and outside.
What about the two-bedroom units: Are there enough connections for all four people to hook up their computers, or do we need to share?
Each unit has enough Internet lines for every person who will be living there.
What if I won't start classes until second semester, can I get a unit then?
Please contact the leasing office for apartment unit availability.
What if I leave for a semester to study abroad? Can I keep my unit?
You'd have to find somebody to take over your lease during that time. You can also keep paying for your apartment and leave your belongings in it while studying abroad assuming your lease is still valid.
Can I build a loft for my bed, or have a waterbed?
No waterbeds are allowed, and residents may not build loft units for their beds. See lease agreement for specifics.
If I rent a unit now, can I sublease it until I start classes?
We don't allow subleases. However, if you can find somebody to take over your lease, that's fine. Generally, leases will begin in August and end either 10 or 12 months after that. Some units may open up if students leave at the end of the semester, but we don't expect many of those.
I still haven't decided where I'm going to attend school. If I sign a contract now and then decide to go to a different school, can I get out of it?
Signing up to live at Campus Village is different from signing up for a dorm on another campus, because here you're actually signing a lease. Once you sign a lease, it's really hard to break - you could be liable for a big chunk of rent. If you sign a lease and need to request termination of the lease obligation, please see our lease buyout policy and submit the request to modify/terminate lease obligation form (can be found under documents section on property website).
What if I'm over 21? Would I still need a co-signer?
We'll look at that on a case-by-case basis. In some cases, older students with a credit history can pay a deposit rather than getting a co-signer on their lease.
Do I get a discount if I pay the entire year up front?
No, the monthly rent is the same whether you pay each month or in one lump sum.
Do my parents have to co-sign my lease?
Every student at Campus Village must get a co-signer or "guarantor" for their lease, unless you pay the entire year up front.
What happens if I'm late with the rent?
We urge students to do everything in their power to avoid being late with the rent, because you can lose your apartment quickly. That's why it's a good idea to pay your rent online and set up automatic withdrawal from your checking account on the first of the month, and you don't have to worry about paying late fees. Late fees kick in on the third day at 10AM. If you haven't paid by the end of the month, you'll be subject to eviction and Campus Village will take you to court to recover the rent you owe.
Do you allow pets?
No, pets are not allowed at Campus Village.
Can I use my financial aid to help pay my rent?
Most loans that would cover on-campus housing should cover Campus Village. To find out for sure, you should review your loan requirements with the financial aid office.
What is the deadline for applying for a lease?
There is no deadline for submitting applications. However, contracts are signed on a first-come, first-serve basis, so it is better to send in a contract sooner rather than later.
Are your units handicap-accessible?
11 of the units at Campus Village are specially designed to fit the needs of disabled students. All the other units are handicap-adaptable.
How do your rents compare to the Regency and the Inn at Auraria?
Our rents are comparable with those facilities. But the advantage of Campus Village is that it's right next to the campus. You don't have to hop a shuttle bus or drive or take a long walk to get to class.
Won't there be a lot of noise from the highway and the train tracks?
We used insulation, upgraded windows and acoustical treatments to muffle traffic noise. We encourage you to tour the building!
Will the building be closed during semester breaks, spring break or summer vacation?
Campus Village is open year-round to residents – depending, of course, on the timeframe of your lease agreement. The cafe and convenience store will also be open year-round.
I'm married. Can my spouse and I share a studio unit?
Campus Village is geared more toward singles; it's not set up as married student or couples housing. The rule is, "One head per bed" - so a married couple could not rent a studio at Campus Village. You can, however, rent a two-bedroom unit.
Will Campus Village check my enrollment status at Auraria Campus?
Yes, Campus Village will check the enrollment status of all students wishing to renew and sign a new lease agreement.
What if I rent a unit there and then drop out or transfer? Would I have to leave?
Your lease is your lease, and we would honor that even if you were not at Auraria any longer. However, Campus Village would not be able to renew your lease if you were no longer a student enrolled at any one of the three colleges/institutions at Auraria Campus. Campus Village is designed to provide housing for students at Auraria.
Are there single sex floors or wings?
No, all the floors are co-ed.
Can I reserve a specific apartment?
You can request a specific unit, but we can't guarantee its availability. Units are assigned on a first-come, first-served basis. We have to account for a number of factors when assigning units. Of course, signing a contract early makes it easier for us to place you in the unit you want.
Is co-ed housing allowed?
Men and women can live together in the suites, but all parties must come in together - Campus Village will not assign people of opposite sexes into one unit.

Can I live at Campus Village if I am only taking one class?
Yes, there is no minimum requirement of credit hours to live at Campus Village.
Can anyone live at Campus Village?
Any student, staff or faculty member from any of the three schools-UC Denver, Metro State or CCD - may live at Campus Village. In order to live at Campus Village, you must be affiliated with the Auraria Campus as Campus Village is not open to the public. First-year students at UCDHSC are required to live at Campus Village.

What kind of security arrangements do you have?
We've done our best to create a safe and secure environment at Campus Village. The grounds are protected by key-card access, as is the building. The front desk is staffed 24 hours a day. There are emergency phones in each parking lot and at the gates into the courtyard. On-site staff will do rounds of the property, and they'll be equipped with cell phones to call for assistance if necessary. All the outside doors will be alarmed if they are propped open, the alarm will sound.
Are there medical facilities on-site?
We don't have a clinic on-site, but there is a health facility located in the Plaza at the Auraria Campus. All on-site staff members are trained in CPR and First Aid.
How will emergencies be handled?
In the case of emergency, we will call 911.
Will you have special events and programs for students?
Yes, we will. Campus Village will host monthly programs and social events such as, movie nights, karaoke nights, Texas hold'em nights, educational speakers, workshops, picnics and many more events.
Can I participate in the activities at Campus Village even if I don't live there?
Yes!
